A hotel in Golden is being auctioned off after its local owner filed for bankruptcy over the summer.
Bids for the 155-room Best Western Plus Denver West/Golden hotel at 15059 W. Colfax Ave. are due Dec. 3, according to an online listing from Hilco Real Estate Sales.
The hotel’s current owner, Evergreen Lodging LLC, filed for Chapter 11 bankruptcy Aug. 28, reporting it had $1.3 million in assets and owed $12.9 million.
The hotel’s real estate is owned by Ephesians 320 Partners LLC, which filed for bankruptcy on the same day. Sean Keating signed paperwork on behalf of both entities, listing himself as managing member. His wife, Susi, listed herself as treasurer.
Records show the Keatings entity paid $12.35 million for the hotel’s real estate in 2020, financing the deal with a $6.5 million loan from Colorado’s High Plains Bank.
High Plains wrote in court documents that the Keatings defaulted on the loan in multiple ways, including by failing to pay 2022 and 2023 property taxes and by failing to make full monthly payments from October 2024 to June 2025.
High Plains said the Keatings attempted to sell the hotel before bankruptcy, hiring CBRE in January to market it. In July, according to the bank, the Keatings struck a deal to sell it for $11.75 million, but the potential buyer later reneged.
The bank said it was owed at least $7.2 million as of June 1. U.S. Bankruptcy Judge Joseph G. Rosania signed off on hiring Hilco Real Estate Sales on Nov. 2.
Attempts to reach the Keatings were unsuccessful. The hotel’s attorney, Keri Riley of Kutner Brinen Dickey Riley, did not respond to requests for comment.
The Keatings were previously the general managers of Hyatt Place hotels near Denver International Airport and along Colorado Boulevard in Denver. The couple also purchased Beaver Meadows Resort Ranch in Red Feather Lakes in July 2023, according to the resort’s website.
The 73,000-square-foot hotel in Golden sits on 3 acres just off Interstate 70 near Colorado Mills mall and was remodeled in 2022, according to Hilco’s listing. Assuming the auction is successful, a sale is expected to close in mid-December.
