New 268-unit multi-family community proposed near Denver International Airport

A new 268-unit multi-family community has been proposed on a vacant lot south of the Denver International Airport, according to plans filed with the city by Evergreen Devco, Inc., a Phoenix-based real estate company.

On behalf of Evergreen, Denver-based architecture and planning firm Norris Design submitted a concept narrative for the development and said the proposed community at 4507 N. Rifle Way would span approximately 12.25 acres.

The development in Green Valley Ranch will feature 12 residential buildings, including four 3-plex carriage buildings and eight 32-unit, three-story multi-family buildings.

Concept site plans also show that the residential buildings will include approximately 96 attached garages, along with a centrally located clubhouse and amenity area that will serve as a focal point for residents.

Earlier this year, the Denver City Council approved a zoning change for the property, reclassifying it as a suburban mixed-use district that permits building heights of up to five stories.

The entire area was limited to 291 residential units, and a proposed development just to the east had already reached that maximum, Denver Senior City Planner Tony Lechuga said in a January City Council meeting.

“The proposed zoning would allow them the possibility of building out the same sort of uses as Superblock H, but with the added allowance of building out some new residential as well,” Lechuga said.

However, public records show that the parcel of land had different development plans last year for what the site could have looked like. Previously submitted plans show that the property was intended to become a multi-family development with 94 paired homes.

The two-story homes were designed to have two attached garages, rear loading from a private drive or alley and facing either a public street, green court, or open space.

Representatives from Evergreen did not respond to requests for comment on the newly proposed plans.
