New build-to-suit sites available at Peña Station near Denver International Airport

New build-to-suit sites are now available at Peña Station, the 490-acre mixed-use development near Denver International Airport.

The site offers multiple parcels totaling 65 acres and can support up to 3 million square feet of build-to-suit office and technology space, according to a joint announcement this week by national real estate development and investment firm KDC and Colorado master-land developer L.C. Fulenwider Inc.

KDC will work directly with each individual company to develop headquarters and regional facilities tailored specifically to their culture and operational needs.

“The 65 acres and additional 25 acres throughout Peña Station are ideal for companies looking at the next generation of office and tech space to house their employees,” said KDC’s Bill Guthrey, senior vice president, land development.

“The transit oriented development’s location will also help greatly reduce the costs of getting to and from (the airport) and downtown Denver.”

The 65-acre site, at Yampa Street and Telluride Way, is adjacent to United Airlines’ 113-acre site, which is slated for a future flight-training center and office space.

In addition to its office space, Peña Station offers a range of residential, hospitality, retail and recreational amenities, including over 1,400 multifamily homes, such as Continental Properties’ Springs at Peña Station, along with 70 townhomes.

There are 10 hotels, including Hyatt Place, Candlewood Suites and Extended Stay Suites.

Peña Station also features 172,000 square feet of retail and restaurant space. Tenants include DiCicco’s Italian, Ruby Tuesday, Starbucks, McDonald’s and MOD Pizza. The area also features many sidewalks, trails and parks that connect to nearby trail systems.

“Peña Station offers businesses the unique opportunity to take advantage of United Airlines’ proposed developments, as well as DEN’s expanded amenities and services as the airport completes its massive growth,” said Ferd Belz, III, president of L. C. Fulenwider Inc.

Founded in 1904, Fulenwider has completed a range of projects across Colorado, such as Class A office buildings, shopping centers, resort and urban condominiums, business parks, multi-family and master-planned residential communities and a ski resort.

Besides Peña Station, Fulenwider is now focused on development at Box Elder, a mixed-use project that includes Denali Logistics Park. In the City of Aurora, there are more than 550 acres of developable property in the project, ideal for a large corporate campus, retail and offices, according to Fulenwider’s website.

The developer is also involved in Reunion Colorado and owns the 3,240-acre master-planned community that includes homes, retail, services and commercial properties.

Headquartered in Dallas, KDC has developed more than 150 corporate build-to-suit office, data center and industrial projects totaling approximately 40 million square feet.

KDC’s portfolio includes projects for FedEx, JPMorgan Chase, Liberty Mutual, Raytheon, State Farm (Dallas and Atlanta campuses), Toyota North America and Volkswagen.
