Northeast Aurora a top 5 destination for relocations in U.S.

Colorado isn’t the magnet for people on the move that it once one, but one area of the state is still showing some major mojo.

Aurora’s ZIP code 80019, south of Denver International Airport and east of Green Valley Ranch, had the fourth-highest number of moves per capita in the country last month, according to an analysis from MovingPlace, a Seattle-based online platform that assists people moving.

With 11.2 moves per 1,000 residents, it ranked behind only 78616 in Dale, Texas; 34987 on the outskirts of Port Saint Lucie, Fla.; and 37228 in Nashville.

“The area is undergoing a surge of new home and mixed‑use development, making it a magnet for newcomers looking for modern communities, green space, and convenient access to a bustling metro,” according to the report’s author Daniel Cobb.

In September, the ZIP ranked 9th hottest and in October it moved to fourth hottest following a 97% increase in its relocation rate.

The study captures both in-state and out-of-state relocations. Areas with higher turnover and lots of rentals, like Capitol Hill and Downtown Denver, tend to rank higher than places with more stable populations.

New construction is also a big contributor to new moves and northeast Aurora is seeing lots of it. Prose at Painted Prairie, Claro at High Point Luxury Apartments and the Meadows at Dunkirk are some of the new apartment communities going up in the 80019 area.

Oakwood Homes is offering some of the most affordable new home options in the area at places like The Reserve at Green Valley Ranch and the Aurora Highlands represents one of the largest active master-planned communities in the region.

Given the area’s proximity to DIA and the Gaylord Rockies Resort and Convention Center, the availability of more housing supply may be motivating more workers to relocate closer to their jobs.

Lower land costs have also made the area one of the more affordable when it comes to rents and new home prices.

The next highest ranking in Colorado was ZIP code 80203 in Denver’s Capitol Hill neighborhood, which came in at 25th overall. That was followed by Downtown Denver’s 80202 in the 37th spot and 80927 in Colorado Springs, right behind it at 38th.

The hottest suburban ZIP was Littleton’s 80125 and the hottest relocation spot in rural Colorado was ZIP 80446 in Granby, although it didn’t make the top 100.
