Conscience Bay Company, a Boulder-based real estate investment and development firm, has announced a series of improvements and new and expanded leases at a creative co-working space in Denver’s River North Art District.
More than 27,000 square feet of leasing activity has taken place at Fabrica RiNo, a 160,000-square-foot property at 3001 Brighton Blvd., since the firm acquired it last year.
CBC rebranded the two-floor space to meet the growing demand for creative, community-oriented workspaces in Denver. Improvements to the property included upgraded common areas, updated signage, new soft seating and the addition of over 250 indoor plants.
“The leasing momentum at Fabrica RiNo reflects not only the strength of this property and the broader RiNo Art District, but also the improvements we’ve made to create a more welcoming and inspiring workplace,” said Ben Woolf, director of commercial real estate investments at CBC.
“By investing in thoughtful upgrades and cultivating a diverse tenant mix, we’re building the kind of place where teams want to show up, collaborate, and grow.”
Longtime tenants Snooze, Delta-V Capital, Diablo Media and CBS Corp Business Solutions have all expanded their footprints, while Fabrica’s onsite bar and pub Will Call and tenant Golub and Co. have renewed their leases.
“The Fabrica space has been home to the Snooze Mothership for over eight years and more recently for an expansion of our existing space,” said Brianna Borin, chief people and culture officer at Snooze.
“As our team and operations have expanded to serve our 72 restaurants nationwide, it has been a natural and easy decision to grow our footprint at Fabrica and stay in the heart of downtown Denver.”
Aside from several businesses renewing or expanding leases, Fabrica has seen about 8,000 square feet of new leasing activity from tenants such as Comploy HR, Confluence, Noor Consulting and Therapy, Ranger and RULE Gallery.
“Coming back to RiNo feels natural — this neighborhood has consistently played a big part in RULE’s story,” said Valerie Santerli, director and co-owner of RULE Gallery, which recently relocated to RiNo and took over 715 square feet at Fabrica.
“We’re glad to be here again, connecting with the artists, collaborators, and community that make this place so dynamic. Our new headquarters at Fabrica offers a focused way for us to engage with the neighborhood and continue presenting the kind of work that drives us.”
As part of the building’s rebrand, CBC worked with RULE and the Boulder Museum of Contemporary Art to acquire and install large-scale fine art prints by Jason DeMarte on Fabrica’s exterior.
Originally built in the 1940s as a cold storage warehouse, Fabrica was formerly known as Industry Denver and was one of the first major commercial redevelopments in RiNo.
Originating from the Latin word for “workshop” or “factory,” Fabrica features an on-site restaurant and cafe, 10 conference rooms, four shared kitchens, attached covered parking and outdoor areas, according to a brochure of the creative space.
Leasing for Fabrica RiNo is represented by JLL, with CBRE’s Host Platform supporting property management and tenant experience.
CBC’s portfolio is a mix of office, industrial, mixed-use and multifamily properties along the Front Range, as well as working farms and ranches on Colorado’s Western Slope.
