You Won’t Believe How Much Kody Brown Stood to Gain From an Uneven Coyote Pass Split

Coyote Pass, the only property that tied them to their shared ex-husband, has officially been sold. While Meri and Janelle both walked away with what they deserved, the payout could have looked much different. If Kody had his way, he would have profited more than anyone else. <p id=”par-2_82″>Janelle Brown was the first person to sound the alarm about Kody’s seemingly nefarious motives regarding Coyote Pass. She spoke with Meri Brown, informing her that she worried Kody was trying to <a href=”https://www.cheatsheet.com/news/kody-brown-calls-robyn-brown-his-wife-with-a-conscience.html/”>screw them out of the property.</a> While Meri didn’t initially believe Janelle, she eventually came around and reportedly worked with her former sister’s wife to split the land equally. They were successful, with the four remaining investors splitting and redistributing the property just three weeks before they sold Coyote Pass.</p>

<p id=”par-4_100″>When the Brown family purchased Coyote Pass in 2018, the property was split into multiple parcels. While each wife had one parcel, Kody’s name appeared on all the lots. Parcel 1, over 5 acres of land, was initially owned by Christine Brown, Robyn Brown, and Kody Brown. Christine gave up her stake in the property in exchange for the equity in her house. Parcel 2, which included 4.48 acres of land, was owned by Meri, Janelle, and Kody. Parcels 3 and 4, which were both just under 2.5 acres, were owned by Kody and Robyn and Kody and Janelle, respectively.</p>

<p id=”par-5_65″>Kody owned about half of the property on his own, at least on paper. Robyn owned an additional 3.5 acres of land. Together, the legally married pair owned more than 10 of the property’s 14 acres.. As of 2025, <a href=”https://www.coconino.az.gov/119/Assessor” target=”_blank” rel=”noreferrer noopener”>the Coconino County Assessor</a> valued the combined parcels at approximately $1.39 million. Based on the assessment, each acre of land was worth just shy of $100,000.</p>

<p id=”par-6_81″>If left as it was, Kody and Robyn stood to gobble up almost $1 million in profit, while Kody’s former wives walked away with likely less than they initially invested in the undeveloped land. Thankfully, that’s not the way it played out. Weeks before selling the land, the property was redistributed to ensure Janelle and Meri each owned 25% of the property. Kody and Robyn, together, owned 50%. The sale price, around $1.5 million, was split evenly between the former polygamist.</p>

<p id=”par-7_52″>The sale of the Flagstaff property has cut the final string that bound the former polygamists to each other. Coyote Pass, before it was sold, was the only thing <a href=”https://www.cheatsheet.com/news/reality-tv/janelle-brown-has-cut-her-ties-to-flagstaff-arizona.html/”>tying Meri and Janelle to Flagstaff. </a>Now that it is gone, everyone is free to move on completely. So, where are they now?</p>

Janelle packed up and moved to North Carolina, where she has launched a fresh-cut flower business on property she bought with her daughter and son-in-law. Together, they are building on an undeveloped parcel of land like Janelle had always dreamed of. Christine Brown, the first of Kody’s wives to leave, lives in Lehi, Utah, with her husband, David Woolley.</p>
