Atlanta developer to build 380 new residences in Arvada’s Candelas community

A project that will add about 380 new residences to Arvada’s Candelas development is set to break ground next month.

The project, just northeast of the Welton Reservoir, is targeted for completion in April 2028. The development will include 324 apartments with one- and two-bedroom floor plans ranging from 688 to 1,196 square feet, plus 56 townhomes featuring two- and three-bedroom layouts between 1,246 and 1,823 square feet.

“We’re excited to bring this development to Arvada’s Candelas community,” said Jordan Orr, managing director for development at RangeWater Real Estate, an Atlanta-based multifamily real estate company.

“With Arvada’s rapid growth, access to major job hubs and recreation, as well as the distinction of being the only multifamily site in Candelas, this project is a rare opportunity and a strong match for RangeWater’s focus on high-demand markets.”

Interior features will include open floor plans with nine-foot ceilings, chef-inspired kitchens with Shaker cabinetry, black granite and white quartz countertops, stainless steel appliances and large balconies.

Townhomes will also offer back patios and garages.

Additional amenities include an indoor/outdoor fitness club, pool and spa with outdoor dining and grilling areas, dog park, fire pits, community garden and a stand-alone clubhouse featuring co-working space, a residents’ lounge, garden room and private offices.

Covering 1,500 acres, Candelas includes six residential villages with 12 neighborhoods featuring a mix of single-family residences, multifamily homes and townhomes.

The community is surrounded by 3,400 acres of parks, open spaces and trails managed by the City of Arvada.

This acquisition marks RangeWater’s third joint venture partnership with TMGRI, a subsidiary of The Meridian Group, a Dallas-based group established in 2024, focusing on development and investment opportunities across residential and industrial sectors in the Southeast, Texas, Arizona and Colorado.

RangeWater has acquired and developed more than 36,900 multifamily units since its inception in 2006, representing over $7.2 billion in total capitalization.

The company manages more than 72,000 multifamily units across 13 states, with offices in Atlanta, Charlotte, Dallas, Denver and Tampa.

This latest development will add to RangeWater’s Colorado portfolio that includes Lupine Longmont, a 236-unit build-to-rent community, The Armory, a 201-unit build-to-rent community in Boulder and Ironworks on Fox, a 386-unit multifamily property in Denver.
