Chicago median home sale price of $360,000 could get you these homes

The median sale price for a home in Chicago rose last month to $360,000, up 3.6% over September 2024, according to the latest report from the Chicago Association of Realtors.

The median price for the year so far is $377,000, up 6.2% compared to the same period last year.

That’s as the number of homes for sale in Chicago last month dropped by double digits, leaving fewer options for homebuyers. The Chicago Association of Realtors said inventory in September dropped by 21.2% year over year. There were 4,354 homes on the market, compared to 5,527 homes in September 2024, according to the real estate brokers group.

Nationally, housing inventory declined for the first time in 2025, falling by 1.3% month over month to 1.53 million units last month. Even though the number of homes for sale fell, total inventory is 11.7% higher than at the same time last year, according to the National Association of Realtors.

With inventory tight and homes selling at higher prices, the Chicago Sun-Times checked to see what a person could buy at the city’s median sale price. Here are five Chicago listings, according to Redfin data.


2457 W. Foster Ave., #1, Lincoln Square
Price: $360,000

Size: 1,400 square feet, 2 bedrooms/2 baths

The property was first listed in July, at $369,900.
