Office spaces in high-profile historic San Jose building go up for sale

SAN JOSE — Two offices on the upper floors of a historic building in downtown San Jose with a bustling ground-floor dining venture are up for sale at a discounted price.

The office spaces are located on the second and third floors of a building whose primary occupant is the Downtown Food Hall at 82 and 96 East Santa Clara Street in San Jose. Meacham Oppenheimer, a commercial real estate firm, is attempting to find a buyer for the office spaces.

San Jose’s Downtown Food Hall and the office spaces are all in a historic building that was originally constructed in 1885. Over the years, the building has housed an Odd Fellows fraternal order and Hank Coca’s Downtown Furniture Store.

In 2018, a real estate venture headed up by Uber co-founder Travis Kalanick paid $7.3 million to buy the building.

The venture then launched into a hush-hush series of upgrades to both the interior and exterior of the property.

In January 2024, the Downtown Food Hall opened for business on the ground floor. Both in-person and online customer orders were brisk.

“The food hall is doing great,” said David Taxin, a partner with Meacham Oppenheimer. “It is very successful.”

The office spaces on the second and third floors remained empty, however.

The Downtown Food Hall space isn’t up for sale. The offering pertains only to the office spaces.

“We are trying to sell the office spaces at a very affordable price,” Taxin said. “It’s a great location.”

The asking price is slightly more than $2.2 million, or $149 a square foot, according to a marketing brochure for the office spaces that Meacham Oppenheimer is circulating.

“The office spaces are in a rough shell condition,” Taxin said. “They are gorgeous spaces, with high ceilings. We have several people who are studying this for a purchase.”

Together, the two office spaces total 14,900 square feet, according to the brochure. The first floor totals about 10,700 square feet, and the second floor totals 4,200 square feet.

“We are trying to find a buyer who is willing to take on this project,” Taxin said.

It’s possible it could cost another $150 a square foot to build out the office spaces and prepare them for occupancy. That could mean an additional $2.2 million investment in the office sites.

“Quite a bit of tenant improvement work will be needed,” Taxin said.
