San Jose site in area where Microsoft plans data centers is bought

SAN JOSE — A significant chunk of land and buildings next to a site where Microsoft is eyeing possible data centers in north San Jose was purchased for $200 million, documents show.

The 46.8 acres of land, near the corner of Trimble Road and Orchard Parkway, was bought in an all-cash deal through an affiliate of Irvine-based Goodman Management USA, a subsidiary of developer Goodman Group, according to documents filed on Sept. 30 at the Santa Clara County Recorder’s Office.

Australia-based Goodman Group is a developer and owner of an array of real estate asset types, including data centers, warehouses, large-scale logistics facilities, and business and office parks.

The property at 350 and 370 Trimble Rd. contains land and some buildings leased to Lumileds. The site is large enough to accommodate a wide variety of projects.

LBA Realty sold the property. In 2019, it was slated to become a tech village of offices, shops, restaurants and hotel facilities.

In 2022, LBA pursued a different proposal for an advanced manufacturing site. Construction never began on that development.

Prior to the just-completed $200 million deal, LBA Realty had sold off adjacent sites to Microsoft in two separate transactions – one in 2021 and the other in 2023.

Microsoft paid a combined 84.3 million for the adjacent properties. The tech company has floated a proposal to develop two data centers on the sites it bought along Orchard Parkway.
