Three trailers in Topanga, less than 5 miles from beach, list for $299K each

Less than five miles from Topanga Beach’s popular surf break, a trio of vintage, aluminum travel trailers on a shared lot in the heart of Topanga have hit the market.

The asking price is $299,000 for each unit , and the monthly land lease is an extra $21,000 annually — or $1,750 monthly.

Marketed as one-bedroom, one-bathroom “studio homes,” these travel trailers offer an alternative to the soaring prices that have made homeownership unattainable for many eager to buy in this rustic artists’ enclave. Zillow shows that as of November, the average home value in Topanga stood at $1.49 million — a 3.5% decrease from the same period last year.

“Location is the star of the show, for sure,” said co-listing agent Christopher Damon of Coldwell Banker Realty, who also serves as CEO and manager of the LLC that bought the property in March 2016 for $361,000.

The property, described on Zillow as “a sweet little money maker,” had one trailer for rent as recently as October for $2,995 per month.

A separate LLC owns the trailers, Damon added.

Each retro trailer is unique, but they have all been gutted and remodeled using similar materials to enhance their aesthetic appeal and provide comfortable living spaces for singles or couples. 

Located close to their neighbors on this 7,625-square-foot lot that PropertyShark.com classifies as a manufactured home park dating to 1952, the trailers feature open floor plans with bright off-white walls and vinyl wood flooring.

Kitchens come equipped with butcher block countertops, breakfast bar seating, ample cabinetry, deep farmhouse sinks and modern fixtures. Bathrooms feature above-counter sinks, modern fixtures and showers. 

Each trailer has a casual sitting area.

Residents share a fenced-in landscaped garden and patio area, including a fire pit by Adirondack chairs.  Areas for dining and lounging add to the outdoor amenities, all within a short walk from restaurants, grocery and specialty shops and yoga studios clustered along Topanga Canyon Boulevard.

There are also scenic hiking trails nearby.

And with Pepperdine University just 13 miles away, Damon expects the trailers will appeal to students.

“This is a lifestyle choice for someone, and talking affordability,” he said. “It is ‘the’ most affordable way to get into Topanga.”

There is no HOA.
