The University of Denver is putting a 1.73-acre development site in its own backyard up for grabs.
Listed at $11 million, the 75,400-square-foot infill site at 1958 S. Josephine St. in University Park features three vacant buildings, and is being marketed by JLL Capital Markets.
The property offers development potential of up to five stories and 65 feet, or up to seven stories and 90 feet for multifamily use by complying with Denver’s enhanced affordability incentives.

“This transaction represents a prime opportunity for developers to create distinctive residential housing in one of Denver’s most established university neighborhoods,” JLL Capital Markets Director Chris Musselman said.
“The site’s flexible zoning, strong transit connectivity and proximity to major employment centers make it an attractive investment in today’s market.”
The site’s zoning accommodates a variety of housing types, including residential, senior and student housing, while offering flexible development conditions such as limited setback requirements and no on-site retail dedications.
According to JLL, 50.3% of housing units are occupied by renters in the University Park neighborhood, and 78% of residents hold bachelor’s degrees or higher.
The University of Denver serves approximately 12,000 graduate and undergraduate students across more than 200 academic programs and has consistent rental demand from both students and young professionals.
The site has no known environmental concerns and is fully serviced by Denver Water, Denver Wastewater and Xcel Energy, according to JLL’s listing of the property.
The news follows the university’s recent announcement that it has accepted an invitation to join the West Coast Conference, moving from the Summit League in July 2026.
