Dutch Bros Coffee, known for its upbeat “Broistas” and customizable drinks, could be opening a new location in Denver’s Hampden South neighborhood.
Washington-based Barghausen Consulting Engineers recently submitted plans to the city for an approximately 1,025-square-foot Dutch Bros with a drive-thru service window at 8980 E. Hampden Ave.
The new Dutch Bros, which was formerly a Wells Fargo Bank, is expected to open in the second quarter of 2026. Constructed on a 35,000-square-foot site, the building will feature a customer walk-up window on the opposite side of the drive-through.
Canopy awnings will be installed over all entrances and service doors, including a large 300-square-foot canopy over the customer walk-up service window, providing weather protection.
Other site improvements include two drive-through lanes with stacking for up to 21 vehicles, a bypass/exit lane and a trash enclosure.
Additionally, the drive-through will not include any speaker boxes. All customer orders will be taken in person, either at the window or with a runner who carries a handheld device to transmit orders to the kitchen.
A pre-application narrative prepared by Barghausen said this ordering process minimizes noise impacts and decreases the amount of vehicle idling at menu boards that are common at traditional drive-through facilities.

All Dutch Bros Coffee locations serve Private Reserve Coffee, White Coffee and Decaf Coffee as espresso options, all roasted in Grants Pass, Ore. Along with coffee, the menu includes a variety of Dutch Bros Blue Rebel energy drinks, lemonade and tea.
Limited packaged food items will be provided, such as muffin tops and granola bars.
A Dutch Bros representative told The Post that there are no details to share at this time, as the proposed development is still in its early stages. Representatives from Barghausen did not respond to requests for comment.
Property records show that the parcel of land where Dutch Bros will be built is owned by 8980 East Hampden LLC, which acquired the site last year for $1 million.
The LLC appears to be tied to J&B Building Company, a commercial real estate company based in Greenwood Village.
Dutch Bros started in 1992 by brothers Dane and Travis Boersma as a pushcart by the railroad tracks in downtown Grants Pass, Ore. Now the company is a growing drive-through coffee brand with more than 1,000 locations across 19 states as of June 30, 2025.
The Dutch Bros Foundation and Dutch Bros Coffee both actively engage in their communities, donating over $3.5 million a year to their local communities and non-profit organizations.
