Nvidia launches improvements at big San Jose office building it leased

SAN JOSE — Nvidia has begun wide-ranging construction work to prepare a big San Jose office building for occupancy by the high-flying tech company and AI trendsetter.

The office and research building, located at 300 Holger Way in north San Jose, has been leased by Nvidia, a Silicon Valley chipmaker that is one of the world’s hottest and fastest-growing tech companies.

The Nvidia lease could bring more tech workers to north San Jose, which is one of Silicon Valley’s most robust employment hubs.

Confirmation that Nvidia had leased the 300 Holger building was outlined in a public document that property owner Menlo Equities filed in early April with the Santa Clara County Recorder’s Office.

The three-story building totals about 100,600 square feet, according to real estate experts.

During April, this news organization conducted a direct observation of the office building that confirmed considerable activity inside and outside the building.

Workers could be seen in multiple locations on the property in recent days.

Their activity included moving equipment from the building around the property and operating construction machinery at the site.

Nvidia’s deal for the building is one event that suggests that the ailing office market in the South Bay has embarked on the road to recovery following the tech industry’s years of downsizing.

The three-story building’s assessed value as of January was $36.4 million, public records show.

Menlo Equities bought the building in 2021, the company states on its website. The company describes it as containing engineering and lab spaces.

Cushman & Wakefield commercial real estate brokers Steve Horton, Erik Hallgrimson, Kelly Yoder and Jeff Cushman have been marketing the building for tenants. Colliers, a commercial real estate firm, was also involved in the recent Nvidia lease deal for the site.

In May 2024, Nvidia paid $374.3 million to acquire eight Santa Clara office and research buildings in a deal that greatly widened the company’s South Bay property holdings. These structures are near the company’s Santa Clara headquarters.

In December 2024, Nvidia struck a deal with The Sobrato Organization to buy four office and research buildings in Santa Clara.

In both 2024 and 2025, Nvidia hosted huge conferences in downtown San Jose that focused on an array of cutting-edge tech sectors, notably artificial intelligence.

The Nvidia deal at 300 Holger offers a hopeful sign for north San Jose and other parts of the South Bay, in Staedler’s view.

“The buildings along the 237 corridor have remained a strong option for Silicon Valley companies,” said Bob Staedler, principal executive with Silicon Valley Synergy, a land-use consultancy.

Search giant Google owns numerous buildings in the vicinity. Staedler noted that Google occupies many of those buildings.

“The activity shows the strength of north San Jose,” Staedler said.
