A newly built Fryman Canyon home set a Studio City price-per-square-foot record, closing at $2,051 per square foot — the highest recorded for a residential sale over $10 million.
Known as Villa Duir, the two-story organic modern residence spans 6,447 square feet with five bedrooms and seven bathrooms. It sold Aug. 3 for $13.22 million fully furnished.
Public records viewed through PropertyShark show the seller was a California limited liability company managed by builder Mark Panasuk. The company bought the property for just over $2 million in December 2021.
Panasuk’s co-manager, Rob Diaz of Studio Rob Diaz, collaborated with M. Alexander Design on a five-year passion project. The house sits on a rare, flat two-thirds-acre parcel with 200 feet of frontage.
Designed around century-old oak trees, the home is clad in limestone and natural timber, reflecting the principles of organic modernism. Floor-to-ceiling glass walls invite natural light and the surrounding landscape indoors.
The interior includes two kitchens, dual living areas, a media room, a gym, a wellness suite and a private guest suite connected by an elevated glass bridge.
Outdoors, the grounds feature a terrace with a pool, a fire pit and an orchard beyond.
A fully integrated smart home system controls lighting, climate, audio and security throughout.
Jen Winston of Compass and Andrew Dinsky of Equity Union shared the listing, while Craig Strong and Lisa Klein of Compass represented the buyer.
The sale surpassed the previous Studio City price-per-square-foot benchmark of $1,972 set in September 2024, when George Clooney’s longtime 7,354-square-foot estate sold for $14.5 million to NFL running back Christian McCaffrey and model Olivia Culpo.
